PID #3/TIF #5: Parkside


The City of Irving Public Improvement District (PID) #3/Tax Increment Financing district (TIF) #5 was established in 2014 and consists of 275 acres of land, bounded by State Highway 114 and Cabell Road.

The purpose of PID #3/TIF #5 is to help pay for the project costs associated with development. Development is underway and is expected to deliver approximately 869 single-family residential homes. The projected costs are primarily related to:


  1. Water and sewer improvements.
  2. Drainage and storm water improvements.
  3. Landscaping and hardscaping improvements.
  4. Streets, sidewalks, bridges and streetscaping improvements.
  5. Street lighting.
  6. Open space and recreational facilities.
